The average price 1m² of a newly built apartment in Montenegro in Q3 of 2022 was €1,319. In Podgorica it was €1,462, in the coastal region it was €1,079, in the central region it was €612, while in the northern region the average price 1m² of an apartment was in new construction amounted to €1,279, according to the MONSTAT Statistical Office.

According to the methodology of the survey Prices of Apartments in New Construction, in the calculation of the average price per 1m² of an apartment in a new construction, only apartments that were sold for the first time on the market, i.e. for which a sales contract was concluded for the first time, are taken into account.

MONSTAT further states that the average price per 1m² of an apartment in a new building depends to a significant extent on the participation of apartments that belong to the category of solidary housing construction, local media reports.
