The project for the construction of another five-star hotel in Kumbor is one step closer to realization after the company API Novi received approval for the environmental impact assessment. This hotel, called the Royal Collection, will operate under a condominium model and will be built right on the seaside.
As previously reported by eKapija, the hotel will consist of a basement, ground floor, three upper floors, and an additional recessed floor.
The first three floors will contain accommodation units, including 12 studio apartments and 18 rooms per floor. The recessed floor will feature two luxury apartments. In total, the hotel will have 61 beds across all accommodation units.
The hotel will offer all the amenities expected of a five-star establishment, including a wellness center with a reception area, dressing rooms, sauna, Turkish bath, showers, and a relaxation zone with lounge chairs. In front of the hotel, there will be a Mediterranean-style garden, while on the side facing the sea, an outdoor pool and a restaurant terrace will be planned. The ground floor will have a reception with a lobby, a hotel bar, and a restaurant area with a wardrobe and relaxation zone. The restaurant hall will be divided into two areas: the main restaurant and an international menu zone.
On the ground floor, there will also be offices for employees, a luggage room, and public restrooms.
The hotel’s basement will include an underground garage with 14 parking spaces, one of which is designated for people with disabilities. According to the document, there will also be an additional parking space for a minibus, bringing the total number of parking spaces on the entire site to 15.
The total area of the building will be 3,507.17 m² gross, or 2,978.63 m² net.
In addition to receiving approval for the environmental impact assessment from the Environmental Protection Agency, the Secretariat for Urban Planning and Construction of the Municipality of Herceg Novi issued urban planning and technical conditions for the preparation of the technical documentation. The chief state architect also approved the conceptual design prepared by Studio Grad.
API Novi is also planning to build the luxury residential-tourist complex Royal Town Kotor in the Kavač area, which will include a hotel with a heated pool and five residential buildings. These projects were recently announced by Jovana Srdić, the sales director at Royal Blue Resort & Residences, who also mentioned that the construction of the hotel is expected to take 30 months, with the first guests anticipated in 2026.
Srdić also noted that the company is in negotiations with several renowned international hotel brands for these projects.
