Esperanza Development plans to build a five-star hotel with three annexes in the Komoševina area of Budva. The complex will include 47 accommodation units, along with wellness and spa facilities featuring pools for adults and children. It will operate under a condo-hotel model.
The planned site covers about 6,000 square meters and falls within the Komoševina I local study area. The project consists of six structures: the main hotel, three annex buildings, and two independent garages. The hotel will house a reception area, a main restaurant, an à la carte international restaurant, and an aperitif bar.
The annexes will offer a mix of one- and two-bedroom apartments, all meeting five-star standards. Annex 1 will have 17 units, Annex 2 will have 16 units, and Annex 3 will have 14 units, totaling 104 beds. Some units will have direct access to a shared terrace with swimming pools and the spa center.
All buildings will feature underground parking, be connected by panoramic lifts, and have green roofs designed as communal spaces. The site is located about 1 km from Budva’s Old Town, 3 km from Jaz Beach, and roughly 22–24 km from Kotor and Porto Montenegro.
