Optimist plans environmentally friendly marina and recreational area at Žanjic Bay

The investor Optimist from Tivat plans to develop a small marina and bathing area at Žanjic Bay as part of a tourism investment program. The project aims to enhance the tourist offer in this part of Luštica while preserving natural and landscape values, with particular attention to the marine ecosystem and biodiversity.

The total planned area is 9,272 m², consisting of natural stone terraces that slope toward the sea, allowing the development to blend into the environment with minimal alteration of the terrain. Žanjic Bay is recognized for its scenic value, clear waters, rich biodiversity, and proximity to key tourist sites such as the Blue Cave, Mamula Island, and Cape Arza.

The project envisions a sustainable tourism complex, including a well-organized bathing area and a small-category marina. The bathing area will feature wooden platforms, modular changing cabins, mobile toilets, showers, sun umbrellas, and lounge chairs, all installed without permanent construction or soil modification. Access and movement within the area will be provided via wooden walkways made from natural, weather-resistant materials.

The marina will consist of modular floating pontoons anchored with chains and anchors, accommodating up to 20 small vessels (up to 12 meters) without invasive seabed construction. Mooring will respect environmental protection measures, avoiding direct contact with the shore.
