Belmont Developments from Bar has announced plans for a new hotel and apartment complex named Onia in the Reževići area of Budva. The development will cover a total area of 8,271.09 m² gross, or 7,051.01 m² net, and will feature a hotel and five separate apartment buildings.
The investor has received urban-technical approval for the project and has now submitted a request to the Environmental Protection Agency to determine if an Environmental Impact Assessment is required.
The Onia complex will consist of several buildings with varying functions and star ratings. The hotel will be a 5-star facility operating under a condo model, while the apartment buildings will be rated 4 stars.
Each building will be designed as a standalone unit, providing diverse apartment types and essential technical spaces. The designs ensure high comfort levels with excellent insulation and panoramic sea views.
- Building A will include a basement, ground floor, and two upper floors. It will offer 3 apartment units per floor above ground, totaling 12 units and will feature necessary technical rooms and a reception area.
- Building B will have a ground floor, one upper floor, a basement, and two additional floors. It will share a two-level garage with Building C and will feature 4 apartment units per floor above ground, totaling 16 units. The garage will be used for parking.
- Building C will mirror Building B in terms of structure and function, with a shared two-level garage and 4 apartment units per floor above ground, totaling 16 units. It will also have a garage for parking.
- Building D will feature a garage, basement, ground floor, and one upper floor. It will offer 4 apartment units per floor above ground, totaling 12 units, with technical rooms and a reception area.
- Building E will have a similar layout to Building D but will consist of 3 apartment units per floor above ground, totaling 9 units, along with a garage for parking.
The hotel will include two garages, a basement, ground floor, and one upper floor. The hotel will feature guest rooms on the basement, first, and second floors. The ground floor will have public areas such as an entrance hall, reception, toilets, a hotel bar, and two restaurants (one classic and one national). The basement will house a spa center for guests. The first level of the garage will include technical facilities, changing rooms, laundry, a canteen, staff parking, a kitchen, and ancillary spaces for restaurant operations. The second level of the garage will be dedicated to guest parking, with necessary technical rooms.
The project includes 91 parking spaces in the garages for apartment buildings, 29 parking spaces for hotel guests, and 6 spaces for hotel staff. An additional 16 parking spaces are planned on the street designated by the local study “Velji Kamen,” bringing the total to 142 parking spaces.
Construction will proceed in phases: the hotel will be built first, followed by Building E, then Building D, with Buildings B and C in the fourth phase, and finally Building A in the fifth phase.
The investor retains the right to adjust the order of construction based on various factors.
The development will also feature landscaped areas for recreation, relaxation, and leisure. The area in front of the hotel entrance will be a public square with covered seating. The space around the hotel and pool will be paved to facilitate easy movement between guests and staff, while the surrounding areas will be landscaped with green spaces to create a natural environment.
A utility vehicle path with grass grids is planned for maintenance, and benches will be placed along pedestrian paths for rest.
The landscaping plan is designed to integrate seamlessly with the overall landscape scheme of the Reževići area.
