Best Investment to build residential and commercial complex in Podgorica

Best Investment plans to construct a residential and commercial complex called Best Investment Residence in the Momišići neighborhood of Podgorica. The building will consist of two basement levels, a ground floor, four additional floors and an attic. The project includes two wings with a total area of over 5,000 square meters and 47 apartments.

The architectural concept for the building has been created by Golden Project, with approval granted by the Chief State Architect.

The parcel designated for construction spans 1,679 m² and currently contains existing structures that will be demolished. The building itself is divided into two wings, labeled A and B.

The design includes two underground levels, where parking spaces for a total of 72 cars are planned. The -1 level will have 35 parking spots and 7 technical rooms required for the building’s operations, while the -2 level will offer 37 parking spots and 9 technical rooms. Four of these spaces will be dedicated to people with reduced mobility.

On the ground floor of Wing A, 6 commercial spaces have been planned, as well as a reception area for the building’s residents, with corridors and vertical communication systems for access to the upper and lower floors. These commercial spaces range in size from 135 m², 46 m², 98 m², 75 m², 50 m², to 79 m².

Wing B, on the other hand, features 3 commercial spaces on the ground floor, along with a residents’ area including a reception and vertical access to the other floors. The commercial spaces in Wing B are sized 88 m², 47 m² and 86 m², each equipped with sanitary facilities.

The upper floors will be dedicated entirely to residential units. The complex will include 47 units in total, consisting of studio apartments, one-bedroom, two-bedroom, three-bedroom, and four-bedroom apartments. In Wing A, the first to fourth floors will feature 4 one-bedroom, 8 two-bedroom and 12 three-bedroom apartments (1 one-bedroom, 2 two-bedroom, and 3 three-bedroom apartments per floor). The attic will include 2 apartments, a two-bedroom and a four-bedroom.

In Wing B, the distribution of apartments varies by floor. The first, second, and third floors will have 1 studio, 2 one-bedroom, 1 two-bedroom, and 1 three-bedroom apartment. The fourth floor will feature 2 two-bedroom and 1 three-bedroom apartment, while the attic will offer 2 one-bedroom and 1 two-bedroom apartments.

The ground floor will also include green areas with a combination of tall and low-growing plants, enhancing pedestrian zones around the building and breaking up the monotony of concrete surfaces. Additionally, parts of the facade will incorporate greenery, adding dynamic elements to the building’s exterior and enhancing its representational quality. The attic has been designed to maximize green spaces, with the facade walls set back to create recessed areas for more extensive greenery.

Sections of the roof above the sloped areas will feature planted rooftop gardens with appropriate substrate thickness, creating a “green crown” that further enriches the building. A total of approximately 720 m² of greenery has been incorporated into the design, accounting for 42.72% of the site.

The flat sections of the roof will host 73 solar panels across both wings of the building, providing energy for future residents.
