The construction of the new five-star Mediteran Hotel in Ulcinj will begin in October and is expected to be completed within two years. This was confirmed by Isa Bećović, owner of Bećovic Management Group from Chicago, which is the project investor, in an interview with “Vijesti.”
- So far, we have invested 7.3 million EUR plus VAT and successfully completed over 60% of the investment in accordance with the Agreement on Regulating Mutual Relations – said Bećović.
The Agreement on Regulating Mutual Relations, concluded in October 2021 between the Government, Bećović Management Group and Ulcinj Riviera, commits the Chicago-based company to invest 13 million EUR in the Mediteran Hotel over three years, upgrading existing capacities to four-plus and five-star standards.
Bećović Management Group purchased the Mediteran Hotel, including villas and associated land, from Ulcinj Riviera on July 25, 2005, for 940,000 EUR.
Following the signing of the agreement with the Government nearly three years ago, Bećović explained that the initial 2005 contract failed due to the Detailed Urban Plan (DUP), which did not foresee the construction of a swimming pool and other facilities within the hotel.
On July 4, the company officially opened the Villa Edition complex, part of The New Hotel Mediteran, with 100 rooms.
Bećović stated that approval from relevant authorities is required for the construction and demolition of the current central Mediteran building.
- We are currently in the design phase for the central building of the Mediteran Hotel, which will remain in the same place and shape. According to the dynamic plan, we plan to apply for all necessary permits and report the work on the new central building in September. We aim to start construction of the new five-star Mediteran Hotel in October 2024, after the tourist season ends. The planned timeline for completing the work is two years – Bećović said.
- The new building will feature a hotel restaurant, wedding hall, conference center, Wellness & SPA, and various entertainment and sports facilities. The estimated investment value for the new building is 15 million EUR, which will increase the initially planned investments by a total of nine million EUR – Bećović added.
He also mentioned that the hotel comprises six villas, of which five have been renovated in the past two years. The existing 100 hotel rooms have been modernized with the latest hotel smart systems.
- Previously, these accommodation capacities met two-star standards, but we have now upgraded them to five-star levels. Additionally, we have built two new outdoor heated pools, a modern cafe-bar Amul, and completed both underground and above-ground landscaping – Bećović said, noting that the Mediteran Hotel has significantly enhanced the Mediterranean style and adapted it to contemporary trends through architectural and landscaping improvements.
He reminded that the company has constructed 100 new parking spaces, including four spots for electric vehicle charging, with complete lighting and proper horizontal signage.
- We do not plan to build new annexes as they are not foreseen by the urban plan – Bećović concluded.
No green light for access to Mala Plaža
Bećović mentioned that the hotel still does not have access to or use of part of Mala Plaža.
- We plan to initiate discussions with the Government and the Public Enterprise for Coastal Zone Management regarding access and use of part of Mala Plaža, aiming to enhance our offer and exercise our rights from the Agreement on Regulating Mutual Relations – Bećović said.
