New 27,610 m² mixed-use residential and hotel complex planned in Bar

A new residential and commercial complex is planned in Bar, covering nearly 28,000 square meters, developed by investor 1444 from Ulcinj. The project includes apartments, commercial spaces, and an apart-hotel. The design was prepared by Smart Project & Partners and approved by the chief state architect.

The complex will be built in the Ilino neighborhood on a 6,574 m² site, partly undeveloped and partly occupied by a residential building slated for demolition. It will consist of four main structures (lamellas) with 9–10 floors above ground and shared underground levels for parking, providing 246 spaces. The site will also feature landscaped areas, playgrounds, and pedestrian pathways, with ramps for accessibility.

Lamellas 2, 3, and 4 are designated for residential use, while Lamella 1 will function as an apart-hotel with a restaurant and service facilities. Residential units include one-, two-, and three-bedroom apartments distributed across floors, with a total of 246 units planned. Ground floors will house both apartments and 14 commercial spaces.

Traffic within the complex is separated for vehicles and pedestrians, and evacuation staircases are included on all floors. The roof will feature a green design with appropriate insulation and waterproofing layers.
