New residential-commercial complex with 244 apartments and 34 business spaces to be built in Bar

A new residential-commercial complex will be built in Bar, consisting of two 10-story blocks, with a total of 244 apartments and 34 commercial spaces on the ground floors of the buildings.

The investor is the company Boulevard Investment from Bar, and the properties will be constructed within the boundaries of the DUP Ilino development plan.

The project has been approved by the Chief State Architect, and the conceptual design was created by the NG Design studio. The total land area for the complex is nearly 3,800 square meters, with the plot for Block A measuring 1,867.8 square meters, which represents the first phase. The plot for Block B, representing the second phase, covers an area of 1,885 square meters. One of the plots contains an old building that will be demolished. A residential building for collective housing with commercial spaces has been designed on the site, consisting of two underground levels and 11 above-ground floors, including the ground floor and 10 stories (2PO+P+10).

The building is intended as a residential facility with commercial spaces (2PO+P+10) and is divided into two blocks with shared areas at the ground level and a common garage.

The ground floor of both blocks will include 17 commercial spaces each. All other floors will feature residential units – studios, one-bedroom, two-bedroom, and three-bedroom apartments. A total of 244 residential units have been designed in both blocks, with Block A having 116 apartments and Block B 128 apartments. The blocks are designed so that as many apartments as possible will have a sea view. The gross area of Block A is 7,844.33 square meters, while Block B covers 7,914.08 square meters. Together, the two buildings will have a total of 15,758.41 square meters.

Block A includes parking on levels -1 and -2, with each level containing 81 parking spaces. Of the total, 39 are provided through a pit system, and the remaining three on each level are standard parking spaces. The total capacity of the garage in Block A is 162 parking spaces, plus an additional 14 at the ground level, totaling 176 parking spaces.

Block B also features parking on levels -1 and -2, with level -1 having 68 parking spaces and level -2 containing 70 spaces. Of these, 32 spaces are provided through a pit system, while the remaining four on level -1 and six on level -2 are standard parking spaces. This brings the total garage capacity in Block B to 138 parking spaces, with an additional 11 spaces at the ground level, resulting in a total of 149 parking spaces.
