Planned 5-star hotel in Dobrota to feature 25 rooms and seafront spa

A 5-star hotel with a total of 25 accommodation units, including rooms and apartments, is planned for construction in Dobrota. The hotel will be located right on the seafront and will feature additional amenities such as a spa zone and a swimming pool.

This is outlined in the request for a decision on the need for an Environmental Impact Assessment (EIA), which was submitted by the investors, private individuals, to the Environmental Protection Agency.

According to the document, the hotel is situated between the M27 Kotor – Risan highway and the coastline. The building consists of two sections. The first section is lower and forms the front of the building with a height of P+2 (ground floor + two floors), while the second section, set back, is a 4-story structure with a roof terrace (P+2+Ps).

The hotel is planned to have a total of 25 accommodation units, including 15 hotel rooms and 10 studio apartments. All studio apartments will face the sea. Of the 15 hotel rooms, 6 will be single rooms, and 9 will be double rooms.

In the basement, there will be a garage with 14 parking spaces. In addition to the garage, the basement will house technical rooms, back-of-house (BOH) areas with kitchen storage, staff lockers and toilets, as well as a laundry room. On the ground floor, there will be a main and secondary entrance, a lobby with a reception area, a restaurant with a preparation kitchen, and a spa & wellness zone. Adjacent to the reception, there will be an office and a luggage storage room. The lobby will provide access to the restaurant, toilets, a video surveillance room, the spa area, and the lift and staircase. The restaurant will have 40 seats, a bar, and a buffet area.

The spa zone will include changing rooms, toilets, a massage room, a relaxation area, a shower area, a Turkish bath, and a sauna. From the relaxation area, there will be an exit to a terrace with loungers and a pool.

On the first and second floors, 9 accommodation units are planned per floor, including 4 studio apartments and 5 hotel rooms—3 double and 2 single. All rooms will have balconies.

On the roof terrace, 7 accommodation units are planned, including 2 apartments and 5 hotel rooms—3 double rooms and 2 single rooms.

The total area of the building will be 2,346.86 m² net and 2,701.48 m² gross.
