Real estate agents in Podgorica are forecasting that property prices will hold steady despite the projected decrease in interest rates. They argue that once market prices rise, they rarely revert to previous levels. According to agents interviewed by Gradsku RTV, apartment prices currently range from 1,500 to 2,500 EUR per square meter, depending on the location.
Haris Osmanagić, a local real estate agent, pointed out that apartment prices in Podgorica peaked last year and continue to vary significantly based on location.
“The highest prices are observed around Atlas Capital and City Quart, while the lowest can be found in neighborhoods like Zabjelo, Masline, Konik, and Zlatica. Prices around Atlas exceed 2,000 EUR per square meter, whereas in areas like Zlatica, Konik and Zagorič, they hover around 1,500 EUR per square meter”, Osmanagić highlighted.
Despite substantial increases in recent times, apartment prices have maintained stability since last year.
“People have grown accustomed to these prices as realistic, and in terms of a price decline, I’m not particularly optimistic,” Osmanagić noted.
Local residents have voiced concerns about the high cost of apartments in Podgorica.
Osmanagić also mentioned that apartments are predominantly purchased by Montenegrin citizens.
He added that the rental market mirrors a similar trend, with the highest rates observed near Atlas Capital and Delta City Shopping Mall, where one-bedroom apartments can command up to 700 EUR, typically rented by foreigners.
“Our citizens tend to opt for more affordable options such as Stari Aerodrom, Zabjelo, Zagorič, and Pobrežje,” Osmanagić concluded.
