SD Real Estate launches major mixed-use development in Bar

Bar-based company SD Real Estate is moving forward with the construction of a large mixed-use development in the city, covering over 32,000 m². The project includes a building with 10 floors and two towers, featuring commercial spaces, a shopping mall, a hotel, and 105 residential units.

The Environmental Protection Agency has approved the project’s Environmental Impact Assessment, confirming that measures to prevent, reduce, or eliminate negative environmental effects are in place and that the developer must follow them throughout construction, operation, and in case of incidents, including a monitoring program.

Earlier approvals were granted by the Chief State Architect for the conceptual design by studio 2ARH. The building will include two basement levels, a ground floor, and 10 floors. The first three floors are designated for commercial use, while the towers above the third floor will contain residential units.

The commercial section will host a shopping mall, hotel, and 22 business apartments. The residential towers, A and B, will contain 105 apartments. Parking is provided in the basement for both commercial and residential sections, with additional spaces on the property, totaling 202 parking spots.

The total gross area of the building is 20,291 m² (17,676 m² net), and including the garage and green spaces, the overall gross area reaches 32,634 m².
