Sunny Palace is fully committed to transparent and responsible cooperation with state and local authorities to ensure the efficient realization of the new Galeb hotel project in Ulcinj. However, the exact start date for construction depends entirely on the completion of amendments to the urban plan and obtaining all necessary permits in accordance with the law.
The company agreed to reduce the planned building height at the request of the Municipality. The urban plan amendment request was submitted to the government in mid-2023.
Initially, construction was expected to start in 2023, with the hotel opening around 2027, but delays in approving urban planning changes have pushed the timeline. Now, construction could begin in the first half of next year, with completion expected between 2030 and 2031.
The Municipality of Ulcinj expects public discussion on the urban plan amendments shortly after summer, followed by government approval. Local officials have expressed confidence in the investor and expect construction to start soon after plan adoption.
Sunny Palace has not yet started preparatory work, such as site investigations or removal of existing structures, due to the pending legal approval of the urban plan amendments. The company states that it cannot legally begin any work until the amendments are adopted.
Sunny Palace emphasizes its full readiness and mobilization to start the project immediately once all formal conditions are met. They also highlight their cooperation with local authorities, including agreeing to reduce the building’s height further than initially proposed.
Meanwhile, until the urban plan is finalized, the parking area on the former hotel site remains leased to a third party under a commercial agreement.
