Aura Vittalis plans 12-villa tourist complex with restaurant in Kotor

The company Aura Vittalis from Budva plans to build a tourist complex with 12 villas and a restaurant in Kotor, on a plot located in the KO Lastva area, within the Kotor Urban Planning Zone.

The total area of the plot is 32,882 m2, with construction planned for 5,530 m2.

The investor has received urban planning and technical conditions for the project, and the chief state architect has approved the conceptual design prepared by the A12 project studio.

The total area of the complex will be approximately 3,500 m2 gross.

The buildings will feature two underground levels, a ground floor, and one upper floor. A total of 31 parking spaces will be provided. As previously mentioned, the complex will consist of 12 villas and a restaurant with a swimming pool.

Each villa will have an underground space for technical rooms, storage, and similar purposes. The upper part of the plot will feature a garage on level -2 with 13 parking spaces. The garage will have individual access for five villas via stairs that lead to the upper floors, accessible only to the villa owners. According to the document, the design of the complex reflects Mediterranean architecture. The recessed floor design gives the buildings simplicity, while the local stone used for the retaining walls represents a segment of Mediterranean architectural heritage.

All villas will have flat roofs, which will be planted with Mediterranean plant species. The dynamics of the tourist complex will be created by a combination of two types of villas, with alternating materials for the ground floor and upper floor, namely stone and decorative plaster. The outdoor spaces in front of the buildings will be landscaped with greenery, paved areas, parking spaces, and a jacuzzi. A pool will be built alongside the restaurant.
