Trudbenik plans to construct a residential building with commercial spaces on the ground floor in Podgorica. The building will be located in the Stari Aerodrom neighborhood, near the Elderly Home. The total area of the building will be nearly 10,000 square meters, including a basement, and it will consist of 71 apartments.
The conceptual design, created by the studio Čovjek i prostor, has already been approved by the Chief State Architect. The building will be constructed on a 6,034 m² plot within the boundaries of the DUP Konik Stari Aerodrom III. The structure will have a basement, ground floor, and four additional floors.
The basement will house a garage with 52 parking spaces, and additional parking for 55 vehicles will be provided in the yard. This totals 107 parking spaces for the building’s residents. In addition to the garage, technical rooms will be located in the basement. The ground floor will feature seven commercial spaces and 11 office spaces. The specific use of the commercial spaces will depend on the needs of future owners. Space number 7, with an area of 86 m², will have the option for an open terrace above the garage, accessible from the side of the building.
From the first to the fourth floor, the building will have residential units, totaling 71 apartments. These include 3 studio apartments, 32 one-bedroom apartments, 23 two-bedroom apartments, 5 two-and-a-half-bedroom apartments, and 8 three-bedroom apartments. The first, second, and third floors will each contain 18 apartments, while the fourth floor will feature 17 units.
The total gross construction area of the building will be 8,007.25 m², or 9,842.70 m² including the basement.
