Velje Brdo attracts nearly 11,000 applicants while Montenegro’s housing prices keep climbing

Despite growing criticism of the Velje Brdo project, the number of applications to purchase apartments in the future neighborhood has reached nearly 11,000, mostly from Podgorica, Kolašin, and Danilovgrad.

Under the recently adopted urban plan of Podgorica, only about 6,000 apartments are planned for construction at Velje Brdo by 2030. Meanwhile, apartment prices in Montenegro continue to rise, with Monstat reporting an average price of 2,200 euros per square meter.

Most applicants are aged 31 to 40, totaling 4,000, followed by those over 40, and nearly 2,500 applications came from people aged 26 to 30. Even 214 teenagers aged 15 to 20 applied for apartments.

According to real estate agent Stefan Mišković, the market is entering a period of stabilization, with average prices up 1.85% from the previous quarter. Compared to last year, prices have risen 19.36%, and since 2019, they have increased by 84.8%.

Mišković does not expect major price jumps in the near future but notes that without government support, buying an apartment will remain out of reach for many.
