Montenegro, ,,The capital Cetinje“ has announced an invitation to lease the industrial complex of the former Obod factory

,,The capital Cetinje“ has announced a new call for lease of a hall with an area of 40,453 m2 on the premises of the former Obod factory.

As can be seen, the industrial complex is made up of several buildings of different surfaces, the purpose of which is a building in industry and mining.

The minimum rental price on a monthly basis is EUR 0.01 per m2, including VAT. The hall is leased for 30 years, and the invitation stipulates certain conditions that the future tenant must fulfill.

Namely, an investment of at least EUR 70 million is necessary for a period of seven years, whereby the minimum annual investment must be EUR 10 million. Also, the tenant’s business plan must foresee the opening of at least 100 jobs for a period of seven years, whereby at least 15 workers must be employed per year. Finally, the participant must submit an unconditional bank guarantee for good performance, payable on first call in favor of the lessor, in the amount of 1.5% of the planned investment for the first seven years of business.

The rent Is paid in several equal half-yearly installments. Offers must be submitted by March 28 at 10 a.m. at the latest. Their opening will take place on the same day, starting at 2 p.m.

As a reminder, “the Capital Cetinje” recently announced an invitation to lease this, as well as a hall of 6,267 m2 in the area of the former Obod, and this tender was open until March 1.
