The companies Allamont, Phoenix and Monte Co from Budva are planning the construction of a tourist complex in the Budva settlement of Kamenovo. This can be seen in the request for a decision on the need to prepare an Environmental Impact Assessment Report submitted by the investors to the Environmental Protection Agency.
The document states that the construction of two hotels, a catering facility and 11 tourist villas is planned within the complex. The first hotel is planned on UP 1A, and the number of floors of the building is two basement floors, basement, ground floor and two floors (P2+P1+SU+Pr+2).
On the ground floor, there is a hall with a reception, a room for suitcases, toilets, office space, a restaurant with a preparation kitchen, a bar, as well as a terrace that can be accessed from the restaurant and from the hotel bar. Double rooms, double rooms with an extra bed and apartments are designed on the first and second floors of the building. All accommodation units have a terrace.
As part of the basement, accommodation units are planned in the form of double rooms with an extra bed, each of which has a separate bathroom and terrace. In the basement there is also a children’s playroom, and in the rear part of the building there are storage rooms and technical rooms, as well as a garage space. Technical rooms, storerooms and garage space are defined in basement 1, and the kitchen, as well as technical rooms, storage rooms, installations and garage space are designed in basement 2. The total area of the building is 9,920 m2 net, i.e. 11,350 m2 gross.
The construction of a hotel is also planned on UP 11A, and this facility will have four basement rooms, a ground floor and two floors (Po4+Po3+Po2+Po1+Pr+2).
On the ground floor of the building, a hall with a reception desk, a room for suitcases, toilets, an office space, a restaurant with a preparation kitchen, a bar and a terrace accessible from the restaurant and the hotel bar have been designed. In addition to these facilities, there are also bars on this floor.
On the first and second floors of the building, there are double rooms, double rooms with an extra bed and apartments. All accommodation units have a terrace.
Garages, technical rooms, storerooms and a water tank are planned in the basement floors. This building will have 10,000 m2 net, or slightly over 11,000 m2 gross.
On UP 12, the construction of a catering facility with floors Po+Pr is planned. On the ground floor, there is a bar, a restaurant area, as well as two toilets, one of which is suitable for people with disabilities. The kitchen and staff toilet are located in the basement.
The parking space is organized in the garage as part of Po2 under the villas B7 and B8 on UP 1b, which is owned by the same investor, all with the aim of creating green areas and increasing the quality of open spaces, and the landscaping itself. Within the garage on UP 1b, 7 PM was formed for the users of the catering facility.
11 villas of the four-star category will also be built within the complex.
Villas B1 and B2 will have a basement, ground floor and first floor. On the ground floor there will be two bedrooms, three bathrooms, two living areas with dining room and kitchen, as well as a room with billiards. On the first floor of the building, there are two bedrooms, one toilet and two bathrooms. In addition, there are two living areas with a kitchen and a dining room, each of which has access to a balcony. A room for relaxation was formed between these two living areas.
Villas B3, B4 and B5 will have two basements, a ground floor and a first floor. Basements are intended for parking space. On the ground floor of villas B3 and B4, two bedrooms, three bathrooms, two living areas with dining room and kitchen, as well as a room with billiards are designed. Villa B5 will have two bedrooms, one bathroom, kitchen and living room on the ground floor.
On the first floor of villas B3 and B4 there will be two bedrooms, with one toilet and two bathrooms. In addition, there are two living areas with a kitchen and a dining room, each of which has access to a balcony. Between these two living areas, a rest room was created. On the first floor of villa B5, there is one bedroom with a terrace, a living area with a kitchen and dining room, and one bathroom.
Villa B6 with floor2+floor1+floor+1 will have an entrance hall with a toilet, a living area with a dining room and a fireplace, a kitchen, and one bedroom with a separate bathroom on the ground floor of the building. On the first floor, there is a night area with three bedrooms, each of which has its own bathroom and wardrobe. The garage space is located in the basement of the building. The gross area of the building will be 866 m2.
Villas B7 and B8 will also have two basements, a ground floor and a first floor. As stated in the document, it is planned that the above-ground floors of the villas will function separately, while the underground floors will be functionally connected in order to organize the garage space located in basement 2 below these two villas.

A total of 34 parking spaces are organized in the basement floors Po3, Po2 under villas B10 and B11, as well as in Po2 under villas B8 and B7.
