Nivel plans construction of a 28,000 m² mixed-use building in Podgorica

The company Nivel plans to build a residential and commercial building with a total gross area of 28,000 square meters in Podgorica. The building will be located in Zabjelo and will consist of two underground levels, a ground floor, and five upper floors. The ground floor will be dedicated to business activities, featuring 27 commercial spaces, while the upper floors will house 227 apartments.

This can be seen in the conceptual design created by the Arhiforma studio, which has been approved by the chief state architect.

According to the document, the building will be constructed on a plot of land measuring 8,610.52 square meters. The net area of the building, including the basement, will be 20,287.25 square meters, while the gross area will total 28,000 square meters. As previously mentioned, the ground floor will contain 27 commercial spaces.

The first through fifth floors will feature apartments of varying sizes and configurations, with a total of 227 units. Of these, 46 apartments will be on each of the first, second, third, and fourth floors, while the fifth floor will have 43 apartments. In terms of structure, the design includes 5 studios, 181 one-bedroom apartments, 25 two-bedroom apartments, and 16 three-bedroom apartments. A total of 306 parking spaces will be provided for the future building, including 104 on level -2, 103 on level -1, and an additional 99 spaces at ground level. Twelve of these parking spaces will be designated for people with disabilities.

The landscaping of the area will include green spaces on both the front and rear sides of the building, as well as along the neighboring plots. Every available space will be landscaped with greenery and plants.

Since this is a large-scale building project, there is the possibility of phased construction. The project will be divided into three phases: Lamella 1 in the first phase, Lamella 2 in the second phase, and Lamella 3 in the third phase.
