The average price of a newly sold apartment in Montenegro reached 2,557 euros per square metre in the second quarter of 2026, approximately 16.2% above its year-earlier level, according to MONSTAT, the source of official new-build apartment price data. The figures record prices achieved in sales, but do not guarantee what developers will receive in future transactions.

The coastal region had the highest average, at 2,838 euros per square metre, around 21.6% above a year earlier. Podgorica averaged 2,510 euros per square metre, while the central region recorded 2,131 euros and the north 2,145 euros.

The statistic covers apartments sold for the first time in new residential buildings under signed contracts. It does not include asking prices, resales or land prices, and is not a complete survey of Montenegro’s housing stock.

Average prices can shift with the number and mix of transactions in each period, as well as the share of social or solidarity housing. Quarterly movements can be volatile in inland regions, where transaction numbers are small.

The regional differences reflect a housing market segmented by location, investor interest and use. Properties bought to meet tourist demand can behave differently from permanent homes purchased with domestic household income and mortgages. For developers, feasibility also depends on cost inflation, land acquisition, construction finance, permitting and presales.

Rising valuations can improve banks’ collateral coverage during a boom, but can also increase their exposure if prices correct. As of 4 November 2026, the latest confirmed national release reviewed was the second-quarter dataset; a third-quarter figure should not be assumed before publication.
