Montenegro recorded 12.79 million overnight stays in the first eight months of 2026, with privately rented apartments, houses and rooms accounting for about 68% of the total, according to figures compiled in the Central Bank’s October bulletin. Nights in individual accommodation rose 10.52% year on year, faster than in collective accommodation.

Individual accommodation generated 8.73 million overnight stays, up 10.52%, while collective accommodation recorded 4.07 million, an increase of 3.39%. The official categories are not a direct comparison of hotels with all apartments: collective accommodation also includes non-hotel establishments.

Visitor arrivals were closer in number than overnight stays. Individual accommodation recorded approximately 1.17 million arrivals, compared with about 1.12 million in collective accommodation. The wider gap in nights suggests visitors may stay longer on average in private accommodation, although comparisons depend on destination, season and visitor characteristics.

The segments follow different economic models, with competition shaped by distribution, length of stay and investment economics. Hotels and other collective properties typically have staffing, service standards, marketing and large fixed assets. Individual accommodation spreads demand across smaller properties with varying operating costs and booking channels.

Hotels may seek revenue from food, wellness or events rather than compete only on room prices. Developers of full-service hotels need to show income beyond peak-season room sales. Apartment project owners must account for management fees, seasonality, upkeep and regulations; growth in private accommodation alone does not establish high rental yields or profitability. A sustainable tourism model benefits from both segments when visitor services, infrastructure and local spending are coordinated.
